Removing a load-bearing wall during renovation

Establish what the wall supports
Do not assume that a wall is non-load-bearing from its appearance or thickness. The building needs assessment, with structural calculations and a design for any replacement support. The plan must also consider the loads below the new support.
Resolve permissions before demolition
Removing a load-bearing wall changes the load-bearing structure and requires an environmental permit for the technical building activity. Plan temporary support and the construction sequence
The structural design and execution plan determine temporary support, the opening sequence and the permanent beam or other support. These are project-specific decisions. Services running through the wall also need to be identified before demolition.
Include the work around the opening
Floor, ceiling and wall repairs may extend beyond the opening itself. Discuss finishes, electrical points, plumbing and any kitchen changes in the quotation. Agree how changes discovered during work will be assessed before proceeding.
